It is my sincere pleasure to write this recommendation letter for Carl Guzman and Greenback Capital Mortgage for the tireless job he did in securing our co-op mortgage financing. Our situation was fairly unique with tight timelines, and Carl came through where others could not.

I was under a co-op purchase contract that required guaranteed financing by the end of November. I had previously been in contact with another bank that declined the financing at the very last moment due to legal proceedings within the co-op. Because of the late timing, the sellers of the co-op were about to pull the deal. In mid-November, I was referred to Carl Guzman by the Chief Financial Officer of my company. Carl was quickly able to locate a mortgage lender that would lend on the building and under terms that were acceptable to me. At my request, Carl even spoke directly with the seller to give them his assurances that acceptable financing for the building was available. With Carl’s assistance, the owners offered us an additional period of approximately two weeks to get approved by the lender that Carl had located. Carl worked tirelessly to push through all of the paperwork to ensure that we met the deadline.

After meeting this deadline, both parties also needed to close within the month of December. Carl was able to work effectively with his contacts at the lender through the holiday season to ensure that we were able to close on December 27th By helping us in this manner, we were able to save an additional month’s rent from our old apartment, and were able to celebrate the New Year by moving into our new co-op on New Year’s Eve.
